A listing is the term used to describe the transaction when a seller employs an agent to sell his or her property. The listing is a sales tool and will include a description of the real estate involved, the appurtenances that are included and the personal property that will stay with the property. Such things as the washer/dryer, kitchen appliances, mailboxes, shrubbery, window treatments, light fixtures, carpeting, and furniture, all as applicable, would be specified in the listing. Most importantly, the price at which the property will be offered for sale is in the real estate listing. The listing may also include the size and make up of the house, the amount of taxes the seller pays, the school district, the presence of a well or septic or whether the home is connected to municipal water and sewer, and unique items that set this property apart from others, such as the presence of a pond or brook.
